Soft Wash Roof Cleaning in San Antonio, TX

Low-pressure roof washing that removes algae, moss and grime without damaging your roof.

What is soft wash roof cleaning?

Soft wash is a roof cleaning method that treats growth with a cleaning solution and then rinses it away at low pressure. Instead of blasting the surface, it kills algae, moss and lichen at the root, so the roof is cleaned without being damaged. For most San Antonio roofs, it is the safest way to remove black streaks and grime.

It is the method we recommend for Shingle Roof Cleaning and Tile Roof Cleaning. If you are weighing it against a pressure washer, read about Pressure Washing to see where each belongs. For a wider look, our page on professional roof cleaners explains how the process fits together.

Soft wash is not new, and it is not a shortcut. It exists because roofs are different from driveways. A roof is thin, slanted and made to shed water, so its protective layer is the first thing that high pressure damages. By letting a cleaning solution do the hard work, soft wash removes the cause of the streaks rather than the surface they sit on.

How does soft wash work?

The equipment looks different from a pressure washer. A pump moves a large volume of water at low pressure, often close to a strong garden hose, and a metering system blends in the cleaning solution. A typical solution combines water, a cleaner such as diluted sodium hypochlorite and a surfactant that helps it cling.

  • Apply. The mix is sprayed evenly over the whole roof, starting at the lower sections.
  • Dwell. It sits for several minutes while it breaks down algae and organic buildup. Crews keep it wet and avoid letting it dry.
  • Rinse. Clean water carries the residue off the roof, from the ridge to the eave.
  • Protect. Plants, vents, windows and air conditioning units are wetted or covered first.

Mixes are adjusted for the job. A light algae film needs a weaker solution than a roof covered in lichen, and tile and metal each call for their own settings. Experienced crews also pay attention to temperature, wind and sun, because a solution that dries on the roof cleans less and can leave marks.

Because the chemistry does the cleaning, the roof surface is not scoured. That is why the granules that shield a shingle from the sun stay in place.

It also helps to know what soft wash does not do. It will not repair worn shingles, fix leaks or replace a roof that has reached the end of its life. What it does is remove the growth that speeds up wear, so a sound roof lasts as long as it should and looks good while it does.

What are the signs you need soft wash?

  • Dark streaks running down the roof, usually on the shadiest slopes.
  • Green or brown moss in valleys, along the edges or between tiles.
  • Gray or green crusty spots that look like lichen.
  • A roof that looks dull next to a neighbor's recently cleaned one.
  • Debris that stays packed in valleys and behind chimneys.
  • Dirty water streaks on siding or the driveway below the roof.
  • Granules collecting in the gutters, which is a cue for an inspection first.
  • An HOA notice about the appearance of your roof.

Soft wash pays off most when growth has just started. Light streaks usually clear in a single visit, while neglected roofs can take more than one treatment and a little more patience.

What causes the buildup?

Warm, humid weather is the main driver. Algae spores travel on the wind and settle on every roof, but they only take hold where moisture lingers. Shade from live oaks, north-facing slopes and low-pitched sections all stay damp longer.

Debris adds to the problem. Pollen, leaves and dust collect and hold water against the surface, and moss and lichen root in that layer. Over time the growth lifts edges and traps even more moisture. The most common visible result is covered in Algae & Black Streak Removal.

Roof design matters as well. Valleys, dormers and areas under overhanging trees collect more debris, and low slopes drain slowly. Roofs that were installed with shingles that have no algae-resistant treatment tend to streak sooner than roofs that do.

What safe DIY checks should you do first?

Before you call anyone, take a look from the ground. Use binoculars or take photos with your phone zoomed in, and compare shaded and sunny slopes. Check the gutters and downspouts for granules.

  • Do not climb onto a roof, especially a wet or steep one.
  • Do not use a pressure washer, a stiff brush or a scraper on shingles.
  • Do not pour household bleach on the roof, since the runoff harms plants and the mix will not be controlled.
  • Do trim back branches so sunlight and airflow reach the roof.

If your roof is covered in debris, a gentle blow-off with a leaf blower from a safe position before the cleaning can help, but only if you can do it without going up on the roof. Otherwise leave it to the crew.

WarningWalking on a wet roof is a leading cause of falls. Leave the work to a trained crew with proper safety equipment.

What happens during a professional soft wash?

  1. The crew inspects the roof from the ground and the ladder, and notes the material, the pitch and any damage.
  2. They wet and protect plants and move or cover outdoor items.
  3. The solution is applied and left to work for the planned dwell time.
  4. The roof is rinsed at low pressure from the top down, and gutters and downspouts are flushed.
  5. Landscaping is rinsed again, and the crew does a final walk-around.

Ask the crew to point out anything they noticed, such as lifted shingles or cracked tile, so you can have a roofer look at it.

The whole visit often takes a few hours for an average home, although large roofs, steep pitches and heavy moss can extend it. Weather can also move the schedule, since wind and rain affect how well the solution works.

Pro tipAsk when the crew expects the roof to be clean. A good provider will explain that dark streaks often fade over several days.

What affects the price of soft wash?

FactorEffect on the quote
Roof size and storiesMore area and height mean more time and safety setup.
PitchSteeper slopes need more careful access.
Growth levelThick moss takes more product and time than light streaks.
ExtrasGutter flushing, detached garages and tile moss treatment can add cost.

Prices also reflect how a provider works. A crew that carries insurance, uses proper fall protection and protects your landscaping spends more per job than a rushed one. That is the work you are paying for.

Get the method named in writing, then compare. The method matters more than a few dollars of difference.

After the cleaning, a few habits keep the roof cleaner for longer. Keep gutters clear so water does not back up onto the edge, trim overhanging branches and look at the roof from the ground each spring and fall. If algae returns on one slope first, you will know where the shade or moisture problem is.

When is soft wash urgent?

Most roof cleaning can be scheduled, but do not wait if moss is thick, tile edges are lifting or water is backing up in valleys. Call a roofer first if you see leaks, soft spots, exposed underlayment or missing shingles, because cleaning will not fix them.

Soft wash FAQs

Is soft wash safe for asphalt shingles?

Yes, when it is done correctly. It uses low pressure and a cleaning solution, so it avoids the granule loss that high pressure causes.

Does the cleaning solution harm plants?

It can if it is left on them. Crews wet down plants beforehand, keep the solution on the roof and rinse the landscaping afterward.

How long until the roof looks clean?

Light dirt often rinses away the same day. Algae and moss may keep fading over the next days to weeks as rain rinses the roof.

Is soft wash the same as using bleach?

Not exactly. Many mixes use sodium hypochlorite, but it is diluted and combined with a surfactant, and some providers use other cleaners instead.

Can soft wash be used on tile and metal?

Yes. Tile and metal are often washed this way, with the mix and the rinse adjusted for the material and for how fragile the surface is.

Does soft wash void my roof warranty?

Check your manufacturer's guidance. Many advise against pressure washing, and many accept gentle cleaning, so keep your paperwork and ask before the work starts.
